Q1: How far is Prospectors Run from essential services?

Prospectors Run is minutes from wherever you need to be. There are three small food stores approximately five minutes away, two large grocery chains, gas stations or fast food restaurants approximately 15 minutes away and a health center approximately 6 minutes away. Back to Top

Q2: What are the Home Owner Association (HOA) dues and what will they cover?
The Home Owner Association fees are currently set at $135/month and cover a variety of expenses, including upkeep of common areas, common area insurance, landscaping, snow removal, on-going Clubhouse maintenance, and exterior building appearance. Each homeowner will be responsible for interior (renters/condo) insurance, water/sewer and utilities. Back to Top

Q3: How may we use the Open Space/Protected Forest?
Prospectors Run is surrounded by open space and/or protected forest which may be enjoyed by all whether you want to hunt, fish, hike or ATV to name a few. We encourage visitors to stop by the Central City and Black Hawk Visitor’s Bureau in Central City on Main Street for more information and/or restrictions. Back to Top

Q4: Why should I use your preferred lender?

Prospective homebuyers not only receive an incentive package but also work with a lender who fully understands the project. The Preferred Lender has been thoroughly reviewed and approved by the Prospectors Run development team and has only the homeowners best interest in mind with a relaxed NO sales pressure approach. Q5: What is the estimated property tax?
Averaging just $650/year, Prospectors Run enjoys one of the lowest property taxes in the state due to gaming. This is a significant savings when compared to nearby communities such as Golden, Evergreen or Georgetown. Back to Top

Q6: What is the current status of the construction phases?
We are currently building Phase II homes which should take approximately 12-18 months. Homes are scheduled to be ready for move-in Summer 2008 depending on the location. We encourage prospective homebuyers to visit to the community to see first-hand the views each home site will have. Back to Top

Q7: What is the weather like?

The weather is almost identical to the foothills although on average, five to ten degrees cooler. As with all of Colorado, the weather can vary from extreme snowfall to very minimal snow all year round. We do recommend all residents have either snow tires or four-wheel drive capability as they will be living in the mountains. Back to Top

Q8: Can you provide more information about the new road from I-70 into Central City?
Opened in November 2004, the Central City Parkway is a scenic four-lane highway linking I-70 directly to Central City. The highway is 8.4-miles in distance that is estimated to take only 12 minutes from the exit (243). It is the most direct route to I-70, the Metro-Denver area and ski areas. Q9: What private or public improvements have been completed?
Prospectors Run was annexed into Central City in 1999. The developers have spent a great deal of resources on private and public improvements including extending water/sewer facilities to the property, upsizing the gas-line in town and to the community, installing a 105,000 gallons of water storage and a state-of-art pump house to monitor water storage. Q10: Why would I want to buy in Central City?

Although within City limits, Prospectors Run is tucked back into the mountains where you can hear the rush of the creek, rustle of the leaves and birds chirping in the morning. You can neither see nor hear gaming sounds or traffic from the community. It is truly a hidden treasure. Additionally, Prospectors Run is centrally located just 30 minutes west of Golden giving you the advantage of mountain living without having to drive hours to get there. Q11: What type of internet/cable is available?
Living in the mountains is easier than most imagine with modern building practices used, HOA managing the entire exterior of the home and internet/cable readily available at Prospectors Run. High speed internet and cable is available through Rocky Mountain Cable. Back to Top

Q12: What is the school district?
Public education is provided by the Gilpin County School District. This facility services K-12. School buses pick up and drop off at the Prospectors Run main entrance as needed. Back to Top
