Q1: How far is Prospectors Run from essential services?
Prospectors Run is minutes from wherever you need to be. There are three small food stores within the City and two large grocery chains, gas stations or fast food restaurants approximately 15 minutes away. The nearest health center is approximately 5 minutes away located in Black Hawk. Back to Top
Q2: What are the Home Owner
Association (HOA) dues and what will they cover?
The Home Owner Association fees are currently set at $150/month and
cover a variety of expenses, including upkeep of common areas, common
area insurance, landscaping, managing snow removal, on-going clubhouse maintenance,
and exterior building appearance. Each homeowner will be responsible

Space/Protected Forest?
Prospectors Run is surrounded by open space and/or protected forest
which may be enjoyed by all whether you want to hunt, fish, hike or
ATV to name a few. We encourage visitors to stop by the Central City
and Black Hawk Visitor’s Bureau in Central City on Main Street

Averaging just $650/year, Prospectors Run enjoys one of the lowest

of the construction phases?
We are currently building Phase II homes which should take approximately 12-18 months. We encourage prospective homebuyers to visit to the community to see first-hand the views each home site will have as all homes in Phase II back to protected forest. Back to Top
Q8: What is the weather like?
The weather is almost identical to the foothills although on average,
five to ten degrees cooler. As with all of Colorado, the weather can
vary from extreme snowfall to very minimal snow all year round. We
do recommend all residents have either snow tires or four-wheel drive

Q9: Can you provide more information
about the new road from I-70 into Central City?
Opened in November 2004, the Central City Parkway is a scenic four-lane
highway linking I-70 directly to Central City. The highway is 8.4-miles
in distance that is estimated to take only 12 minutes from the exit
(243). It is the most direct route to I-70, the Metro-Denver area

Q10: What private or public improvements
have been completed?
Prospectors Run was annexed into Central City in 1999. The developers
have spent a great deal of resources on private and public improvements
including extending water/sewer facilities to the property, upsizing
the gas-line in town and to the community, installing a 105,000 gallons
of water storage and a state-of-art pump house to monitor water storage. Back to Top
Q11: Why would I want to buy in Central City?
Although within City limits, Prospectors Run is tucked back into the mountains where you can hear the rush of the creek, rustle of the leaves and birds chirping in the morning. You can neither see nor hear gaming sounds or traffic from the community. It is truly a hidden treasure. Additionally, Prospectors Run is centrally located just 25 miles west of Golden giving you the advantage of mountain living without having to drive hours to get there.
